You Don’t Need to Own Property to Be a Property Investor. That’s right – thanks to Real Estate Investment Trusts (REITs), private investment opportunities and crowdfunding platforms, you can invest in property without owning physical assets – even from as little as around £100. These investment vehicles allow you to pool your money with other investors and profit from property without the responsibilities of ownership.
You Can Use Your Pension to Invest in Property. With a Self-Invested Personal Pension (SIPP) or Small Self-Administered Scheme (SSAS) you can use your pension pot to invest in commercial property, offering potentially huge tax advantages and a unique way to grow your retirement savings through property.
The UK Has a Property Investment Visa. The UK offers a Tier 1 Investor Visa, which grants residency to foreign nationals who invest at least £2 million in UK property or businesses. This visa has become a popular way for international investors to gain access to the UK property market and residency benefits.
UTILITY OF THE WEEK (Part 3 of 3!). Electricity Supplier / MPAN Finder. In a hurry and need to find out a Meter Point Administration Number or which Electricity supplier (the company you pay your bills to) is CURRENTLY assigned to your property (they can change)? This handy little tool could save you alot of time.
You Can Rent Out a Room in Your Home Tax-Free. Through the Rent a Room Scheme, homeowners can rent out a furnished room in their home and earn up to £7,500 per year tax-free. This can be a great way to start out for live-in landlords – generating extra income without additional costs or tax liabilities.
Who are M2P? Married2Property are a family-run property company that aims to build social good through property.
Your Property Can Generate Income From Advertising. If you own a property in a high-traffic area, you could rent out space on your building for advertising—like billboards or digital signage. This additional passive income can offset property maintenance costs or boost your overall return on investment with extremely little extra effort from you. Not the prettiest thing, but it can add hundreds of extra £s per month. And yes, you can do this on your private home too! Just make sure you speak with your other half before an advert for Toilet Paper gets pasted on the gable-end of your house.
And lastly, you can “flip” a property (i.e. selling it on after doing some value-adding work) – without owning it. This is known as an Assisted Sale. For example you find a property that is in need of some work (or just clearing out) and is struggling to sell. You make the relevant agreement with the owner, pay and carry out the works, sell the property – keeping any uplift in price.
