House Prices (Part 2): What things about an area increase them?

Following on from yesterday’s post, some more items that increase house prices in an area;

Amenities and Services

The availability of amenities such as parks, restaurants, shopping centres and cultural institutions can significantly enhance an area’s attractiveness. There is a reason why city centres attract not just generally higher prices but also higher growth – everything is easier to get to. And as a city builds up around a centre, that centre becomes even more valuable space. This trend is evident in urban revitalisation projects where the development of retail and leisure facilities leads to a surge in property values.

Urban Regeneration Projects

Urban regeneration and redevelopment projects can transform declining areas into vibrant, desirable places to live. These can be great places to invest in. Government or private sector investments in renovating buildings, improving public spaces and updating infrastructure can lead to significant property value appreciation. Examples include the redevelopment of Liverpool’s dock areas. Look for significant (£100s of millions or more) sums being spent.

Environmental Quality

Proximity to green spaces, clean air, and overall environmental quality can influence house prices. Areas with parks, low pollution levels and attractive landscapes are often more sought after, driving up property values as people prioritise quality of life.
